Where to buy an apartment? – Bulgaria lures with low prices

The article in Rzeczpospolita says that you can buy a 40m2 apartment in a Bulgarian Black Sea resort for 40 000 EUR.

The interest in Bulgarian real estates is very large after Bulgaria accessed the EU. ‘Bulgaria brings good associations in a Polish mind because the Poles remember the resorts from the 1970s or 1980s when relatively cheap and good quality holidays were possible…, that is why many clients want to buy an apartment there now. The investment is a good money investment and a family holiday base. All potential buyers are pretty sure the prices of real estates in Bulgaria will rise, just as it happened in other EU countries. The experts say the prices will increase by even 20% per year. Bulgaria is interesting for clients not as wealthy as the people interested in Croatia or Spain, where the prices are much higher. The requirements become smaller, however, when the price is lower by half or even 2/3. Not a large number of Poles wants to invest in summer estates in Romania, the Czech Republic or Slovakia – the regulations there still limit and ban the free access of foreigners to summer real estates.

Poles have invested in apartments or houses – as capital investments. The situation however has changed. More people decide to buy real estates abroad for their own needs. That is why apartments, which can be closed and returned to in a couple of months, become more and more popular. A house with a garden or a swimming pool needs to be guarded and taken care of.

This year will exceptional in terms of Polish real estate purchases. The transaction value will probably rise by 30% [in comparison to 2005, the best year in the history of the real estate market in Bulgaria]. A large number of agreements entered in the first quarter of this year testifies to that fact.

Almost all buyers of foreign real estates are granted real estate loans… The installments are easily payable when the real estate is rented – specialized service companies offer their services in that field. It is however more difficult to be granted a credit in Bulgaria – the Bulgarian loan may amount to 50% of the estate value only.
