Bulgaria: the Black Sea Apartments

Many Poles loved spending their holidays in holiday centers of hotels on the Bulgarian Black Sea coast in the 1970s and 1980s. Nowadays, when Bulgaria entered the EU in January, Poles became interested in buying a summer house or apartment for their families. The prices are lower than the prices in Spain or Croatia.

Nowadays, when Bulgaria entered the EU in January, Poles became interested in buying a summer house or apartment for their families. The prices are lower than the prices in Spain or Croatia.
All EU citizens, including the Poles, are free to buy all sorts of real estates in this country. Before, the foreigners could only buy flats [or non-land other estates], because they could not own plots of land. Nowadays, not only can you buy land, but also inherit it [apart from agricultural land, which still is unavailable to foreign investors].

Summer real estate offers can be easily found on the Internet – there are plenty of offers of the type. Contacting a real estate agency or a developer [when the real estate is still under construction] is the safest and best way. Those, who conclude this sort of transaction for the first time, should consult a professional – a real estate agent or a lawyer.
The Southern coast of the Black Sea is the most expensive area in Bulgaria. You have to pay as much as 2000 EUR per m2 in Sunny Beach and St. Vlas. There are, however, cheaper apartments [up to three times cheaper!] in modern housing estates, with a view on the sea. In Sinemorets, the apartments in holiday estates cost about 596 EUR per m2.

Summer real estates in the mountains are cheap as well. Luxurious villas in the area of Borovets cost about 1.7 EUR/m2. The price of 500 – 600 EUR/m2 is the lowest one. There is a two-room apartment, fully furnished, with a kitchenette for 493 EUR/m2, in Pamporovo. It will be ready in December.

Those who are not interested in an immediate purchase of a real estate in Bulgaria, or just want to have a better look at the areas and offers, can rent a summer house or an apartment. The offer is large, and the prices depend on the real estate type, its location [the distance from ski runs or beach], the view and facilities. For example, a villa in Balchik, 100 – 160 m2, with all facilities, equipment and furnishing, can be rented for 350-500 EUR/m2, for a month- holidays in a luxurious spa center [e.g. in the Katarino Spa Complex near Bansko] cost about 70-100 EUR per day, for two people.
